Quantum Real is increasing the scale of its project. The company has finalised the purchase of neighbouring land, on which a further 20,000 sqm of warehouse space can be built. As a result, the Quantum Gliwice complex will grow to more than 60,000 sqm.
Construction of the first phase of Quantum Gliwice, which will offer 43,000 sqm of lettable space, is currently under way. The project holds a building permit and secured financing, and handover of the hall is planned for the first quarter of 2027.
The park is being built directly alongside the A4 motorway, around 3 km from the Sośnica junction where the A1 and A4 intersect. The location gives convenient access to the Silesian agglomeration and the market of southern Poland, and supports connections serving Czechia, Germany and Slovakia.
“The purchase of the neighbouring land is the result of our long term assessment of the potential of Upper Silesia, and of the pace of market interest in our project. It increases the development capacity of Quantum Gliwice while allowing the investment to be delivered in phases, with later decisions matched to market conditions. Working with LCube on financing the project’s growth will let Quantum Real move further into the logistics market in Poland,” says Robert Szafarz, Head of Leasing at Quantum Real.
North Coast will launch cold storage facilities
The first tenant at Quantum Gliwice is North Coast, a distributor of food products from Italy and the countries of the Mediterranean basin. Within the leased space, chilled and frozen stores will be built for holding and distributing fresh and frozen products. Preparing a warehouse of this kind calls for adequate power connection capacity, high insulation performance and separate zones held at different temperature ranges. Limiting energy consumption also matters, as it is one of the largest operating costs for cold storage facilities.
The first phase will not, however, be given over entirely to the needs of a single tenant. Alongside the specialised space for North Coast, a speculative section is being built which, as one of the few in the region, offers new space available as early as the first quarter of 2027.
LCube joins the development of the project
LCube has joined the shareholders of the company delivering the Quantum Gliwice project, starting its cooperation with Quantum Real on the growth of the investment. Over the past five years LCube has delivered more than 100,000 sqm of modern warehouse and production space, with projects in Szczecin, Rzeszów and the Wrocław area among others. The company continues to expand its portfolio with further schemes in key locations across Poland. Its involvement in Quantum Gliwice is a natural part of that strategy and confirms LCube’s long term belief in the potential of the Upper Silesian market.
Construction of the first phase is being delivered by Adamietz Construction.
